Many have been eagerly awaiting some bright signs of a recovery. Based on the latest Existing Home Sales Report from the National Association of Realtors (NAR), June hit a much-anticipated record-setting rebound to ignite that spark.According to NAR, home sales jumped 20.7% from May to a seasonally-adjusted annual rate of 4.72 million in June: “Existing-home sales rebounded at a record pace in June, showing strong signs of a market turnaround after three straight months of sales declines caused by the ongoing pandemic…Each of the four major regions achieved month-over-month growth.”This significant rebound is a major boost for the housing market and the U.S. economy. According to Lawrence Yun, Chief Economist for NAR, the momentum has the potential to continue on, too:“The sales recovery is strong, as buyers were eager to purchase homes and properties that they had been eyeing during the shutdown…This revitalization looks to be sustainable for many months ahead as long as mortgage rates remain low and job gains continue.”With mortgage rates hitting an all-time low, dropping below 3% for the first time last week, potential homebuyers are poised to continue taking advantage of this historic opportunity to buy. This fierce competition among buyers is contributing to home price increases as well, as more buyers are finding themselves in bidding wars in this environment. The report also notes:“The median existing-home price for all housing types in June was $295,300, up 3.5% from June 2019 ($285,400), as prices rose in every region. June’s national price increase marks 100 straight months of year-over-year gains.”The graph below shows home price increases by region, powered by low interest rates, pent-up demand, and a decline in inventory on the market:Yun also indicates:“Home prices rose during the lockdown and could rise even further due to heavy buyer competition and a significant shortage of supply.”Bottom LineBuyers returning to the market is a great sign for the economy, as housing is still leading the way toward a recovery. If you’re ready to buy a home this year, reach out to a local real estate professional to make sure you have the best possible guide with you each step of the way.

Tips for Moving During COVID-19

Planning on moving soon? Here are some of our top safety tips for moving during COVID-19 to protect your family and belongings.GUSTAVO GONZALEZJUL 20, 2020The following is a guest post written by Laura McHolm, Co-Founder NorthStar Moving Company Over the past few months, we have all been learning how to adapt to the changes brought on by the COVID-19 pandemic. While many of our social events or travel plans have been put on hold, moving does not have to be. Moving and Storage are actually considered essential businesses, which means they remain open. With a little extra planning and by following the CDC and WHO safety measures, you can safely move during the COVID-19 outbreak. Here are some of our top safety tips for moving during COVID-19 to protect your family and belongings. What to do before your move:1. Plan a Contactless Move during COVID-19As you begin researching moving companies online, remember to also ask questions on how they are mitigating the health risks of COVID-19. A few movers can provide virtual estimates, rather than in-home visits. The video estimate feature allows you to get the cost of your move without having an onsite estimator in your home. You can also use this handy moving box calculator to figure out how many moving boxes you will need.2. Get packing supplies delivered to youSince studies have shown that the coronavirus can live on cardboard for up to 24 hours, it’s best to purchase new moving boxes and tape from your mover. Eco-friendly moving companies, like NorthStar Moving, use moving boxes made of 100% recyclable materials and also give you a discount when you recycle them back. Even during a pandemic, we can do our part to care for our environment.3. Let others know ahead of timeIf you are moving out or into an apartment building or condominium complex, notify your management company of the time and date of your move. Remember to make these arrangements ahead of time on both ends of the move. Ask your management team about using a service elevator for the day of your move and special arrangements needed for parking the moving truck. You should also notify your neighbors by phone or email so that they can be aware to keep a safe distance in halls and elevators on your moving day.4. Donate unwanted items during this time of needAs you prepare for your move, mark boxes of unwanted clothing and non-perishable food items that can be donated to the Goodwill or local food bank. The COVID-19 outbreak has caused food insecurity for many families; donating your shelf-stable foods is a great way to lighten your load and give back to your community. What to do during your Move:5. Extra Sanitary Precautions while moving during COVID-19Movers should come prepared with their face masks. Keep your distance from movers and avoid handshakes. Keep soap, running water and paper towels available for movers and your family to wash your hands throughout the day. As much as possible, keep windows opened to allow plenty of fresh air to circulate.6. Label rooms and boxes to make the move seamlessTake the time to label your boxes and the rooms in your new home before your movers arrive. Clear signs will help movers know where to place each moving box and large furniture without you having to come into close contact with them. Creating a simple floor plan ahead of time will save you time and money. What to do after your Move:7. Clean your new home before unpackingAfter the movers leave, take some time to disinfect any areas that are high touch zones. Wipe down door handles, light switches and bathrooms before you finish unpacking. Get rid of any germs that could have been brought in on foot traffic by sweeping and mopping your floors. 8. Pack your patience and an overnight bagFinish unpacking by disinfecting boxes or simply wait 24 hours. Pack a fresh set of sheets, pajamas and toiletries in your overnight bag. This will come in handy after a long day of moving.Stay informed while moving during COVID-19Keep in mind, as we all continue to adapt to the changing times, it’s important to stay informed and follow any local or state restrictions. At NorthStar Moving, we want to alleviate the anxiety and stress of moving during the Coronavirus pandemic. Please consider all of the extra safety precautions our team is taking during moves and in our offices. If you are not ready to make the move yet, learn how to transform your home for stay-at-home needs. Laura McHolm is an organizational, moving & storage expert and co-founder of NorthStar Moving Company. Today, housing is truly driving the U.S. economy forward. With so many buyers looking for homes to purchase and so few houses for sale right now, there’s a disconnect between supply and demand. This imbalance is pushing home prices upward while driving more bidding wars and multiple-offer scenarios. Danielle Hale, Chief Economist at realtor.com explains:“People are surprised that prices are rising, not falling, because in the last recession home prices fell, the difference this time is the severe shortage of homes for sale…We are seeing bigger price increases with [a limited] number of homes…That is likely to lead to more competition and potentially multiple offers and bidding wars.”According to the recent Realtors Confidence Index (RCI) survey conducted by the National Association of Realtors (NAR), this trend is growing:“On average, there were about three offers on a home that closed in May, up from just about two in April 2020 and in May 2019 (2.3 offers).”HousingWire also indicates:“42% of homeowners who made a purchase during the January to May time period ended up in a bidding war, demonstrating the strong demand for homes amid low inventory.”With more people returning to work we’ll continue to see the number of interested buyers increase. So, if you’re among the many people looking for a home to buy this summer, it’s important to ensure you have the right guidance from the start. This way, you make sure your offer stands out from the crowd when it really counts. Here are two tips to follow.1. Hire a Trusted Local ExpertA trusted local real estate professional matters more than ever right now, as noted in a recent survey shared by NAR. In fact, according to respondents, 54% of buyers and 62% of sellers indicated that “Particularly during the pandemic, a real estate agent’s guidance is especially valued.”We’re not in a normal market. We are in one of the greatest health crises our nation has ever seen. The pandemic has had a dramatic impact on the journey consumers must take to purchase a home. To successfully navigate the landscape today, you need a true expert on your side.2. Get Pre-Approved for a MortgageWhen there are more buyers than sellers on the market, the process to find a home becomes much more challenging. One way to show you’re serious about buying a home is to work with a lender to get pre-approved for a mortgage before starting your search. With a pre-approval letter, sellers will see your true desire to buy this year, potentially helping your offer rise to the top.Bottom LineIf this is the year you’re ready to buy, contact a local real estate professional to get the process started so you can make sure your offer is a strong one when the competition heats up.

5 Secrets to Cutting Costs on Your Next DIY Home Design Overhaul

With many of us confined to staying at home during the current global pandemic, now could be the ideal time to embark on a DIY home design overhaul. Of course, transforming a tired living space into one that’s timelessly stylish and effortlessly practical comes with a number of cumulative costs, but there are plenty of ways to save money along the way.SAM SHALOMJUL 7, 2020SHAREThe following is a guest post by Alex JonesIn this post, our friends over at Trendy Floors will be sharing some savvy secrets on how to keep costs down during renovations while still achieving your desired look.Refresh areas with a new feature wallGiving any area of your home a fresh coat of paint is a quick, affordable and satisfying way to make tired spaces feel brand new with minimal effort. However, you can make this transformation even simpler by focusing on just one wall and making it the stand-out feature.Feature walls are a tried and tested interior design trick to instantly add interest and character to almost any room of the house – and by focusing your efforts on just one wall, you’ll also be keeping the costs down.Whether you paint one wall in a bright hue, add some funky wallpaper or get creative with artwork and old picture frames to create an eye-catching gallery wall, putting your efforts into updating just one surface will save you time and dollars.Upcycle fittings and furniture rather than replacing Upcycling has been a popular interior trend for some time now and for good reason. For one, it helps reduce the amount of discarded furniture and fittings needlessly ending up in landfill. Secondly, it also offers the chance to create truly unique home furnishings while also helping to declutter your home – a win for you and the planet! With the right mindset and the help of some video tutorials or Pinterest, you can create new pieces from old things you were planning to throw away in no time at all. This could be as simple as fixing that wobbly table leg and repainting it, using silverware to reinvent old light fittings into quirky lampshades or spray-painting a time-worn bike and hanging it on your wall as a piece of art – the possibilities are limitless.Create the illusion of space with mirrorsIf you’re looking to make your home feel bigger, but don’t have the budget to extend its physical blueprint, then mirrors are a trusty accessory to have up your sleeve. When hung in the right position, mirrors have the ability to reflect light around the room, add depth and give the illusion of space when there actually isn’t any. With the added benefit of being readily available to buy in a vast array of designs, sizes and price points, incorporating mirrors into your interior decor is an effective and budget-friendly tactic for making even the coziest spaces feel grand. For the best results, hang mirrors opposite or adjacent to windows or an artificial light source to maximize the light bouncing around the room – leaving you with a room that feels spacious and bright. You could even get creative and use multiple mirrors hung on the same wall in different designs and sizes to deliver a striking feature wall that serves to enlarge the area.Opt for multifunctional furnitureSplashing out on new furniture for your home is a sure-fire way to give outdated interiors a much-needed new look, but this can be an expensive undertaking if you’re buying numerous furniture items that each serve a single purpose.Instead, make your money stretch that little bit further and invest in multifunctional pieces that can double up as extra storage space or additional seating. Think ottoman beds with storage space below for stowing away extra cushions, bed linen and more, blanket boxes that double up as extra seating and storage units, nesting tables that can be split up to give extra surface space when you need it or even floor lamps with built-in shelves.By making the most of multifunctional furniture in your home you can still achieve your desired aesthetic, while saving on space and money.Get wooden floors for lessIf you long for hardwood floors in your home but don’t have the capital to spend on the real deal, you don’t need to abandon that dream. Opting for alternatives like luxury vinyl tile flooring or click-and-lock laminate will give you an authentic, luxury looking wooden floor at a far lower price point.Choosing wood-look alternatives like LVT flooring also come with a raft of practical benefits. They’re waterproof, easy to clean, durable and low maintenance, meaning they’ll stay looking pristine for years without the need to reapply varnish periodically.Whatever grand plans you have for giving your home a makeover, we hope the above gives you plenty of ideas on how to make the right changes without breaking the bank. Alex Jones is a content creator for Trendy Floors, the home of discount flooring products with all the hallmarks of luxury – from affordable luxury vinyl tile to engineered parquet

Does Your Home Have What Buyers Are Looking For?

There’s great opportunity for today’s homeowners to sell their houses and make a move, yet due to the impact of the ongoing health crisis, some sellers are taking their time coming back to the market. According to Javier Vivas, Director of Economic Research at realtor.com:“Sellers continue returning to the market at a cautious pace and further improvement could be constrained by lingering coronavirus concerns, economic uncertainty, and civil unrest.”For homeowners who need a little nudge of motivation to get back in the game, it’s good to know that buyers are ready to purchase this season. After spending several months at home and re-evaluating what they truly want and need in their space, buyers are ready and they’re in the market now. Lawrence Yun, Chief Economist at the National Association of Realtors (NAR) explains:“A number of potential buyers noted stalled plans due to the pandemic and that has led to more urgency and a pent-up demand to buy…After being home for months on end – in a home they already wanted to leave – buyers are reminded how much their current home may lack certain desired features or amenities.”The latest Market Recovery Survey from NAR shares some of the features and amenities buyers are looking for, especially since the health crisis has shifted many buyer priorities. The most common home features cited as increasingly important are home offices and space to accommodate family members new to the residence (See graph below):The survey results also show that among buyers who indicate they would now like to live in a different area due to COVID-19, 47% have an interest in purchasing in the suburbs, 39% cite rural areas, and 25% indicate a desire to be in small towns. As we can see, buyers are eager to find a new home, but there’s a big challenge in the market: a lack of homes available to purchase. Danielle Hale, Chief Economist at realtor.com explains:“The realtor.com June Housing Trends Report showed that buyers still outnumber sellers which is causing the gap in time on market to shrink, prices to grow at a faster pace than pre-COVID, and the number of homes available for sale to decrease by more than last month. These trends play out similarly in the most recent week’s data with the change in time on market being most notable. In the most recent week homes sat on the market just 7 days longer than last year whereas the rest of June saw homes sit 2 weeks or more longer than last year.”In essence, home sales are picking up speed and buyers are purchasing them at a faster rate than they’re coming to the market. Hale continues to say:“The housing market has plenty of buyers who would benefit from a few more sellers. If the virus can be contained and home prices continue to grow, this may help bring sellers back to the housing market.”Bottom LineIf you’re considering selling and your current house has some of the features today’s buyers are looking for, reach out to a local real estate professional. You’ll likely be able to sell at the best price, in the least amount of time, and will be able to take advantage of the low interest rates available right now when buying your new home.
